From asset management to acquisitions, they’ve created over 500 custom GPTs to streamline operations, improve reporting, and find patterns that humans simply can’t. Tools like ChatGPT and Manus.ai are no longer experiments—they’re integral to decision-making and analysis.

One powerful example? Rent comp reports that used to take hours now take just 16 minutes, with AI delivering more accurate and detailed insights.


The Real Estate Market Has Bottomed

We also talked market cycles. Neal believes the real estate market hit bottom in late 2025 and is already showing signs of recovery. After three years of falling valuations and a flood of new supply, he sees a shift. Interest rates have stabilized, and forward-looking data shows we’re entering a new phase of opportunity.


Where to Invest Now

Neal sees big potential in:

  • Senior Housing, driven by demographic waves and chronic undersupply

  • Small Industrial warehouses under 100,000 sq. ft., which have been overlooked but are in high demand

  • Medical Office, as aging populations require more healthcare access

We wrapped with a fascinating discussion on how energy constraints are shaping AI infrastructure. Neal debunked the short-term promise of small modular reactors and emphasized the role of natural gas as a bridge fuel for powering data centers and real estate development.
