The Power of Focus
One of the key takeaways from this episode was Paul’s emphasis on “the one thing.” Drawing inspiration from authors like Gary Keller and investors like Warren Buffett, Paul explained how success often comes down to ruthless focus. He candidly shared how he once chased every shiny object, only to realize that true success came when he committed to one lane—commercial real estate—and stayed in it.
Value-Add and Intrinsic Value
We also explored the power of value-add investing—an approach Paul and I both believe in. Whether it’s multifamily housing, mobile home parks, or self-storage, Paul breaks down how to uncover intrinsic value in a deal and why these asset classes are uniquely suited for recession resistance.
A great example? Paul’s team invested in a mobile home park for $7.1M during COVID. Just 10 months and a few strategic improvements later, they sold it for $15 million, delivering an eye-popping 340% IRR. That’s the power of buying right, adding value, and working with great operators.
Beyond the Bottom Line
But Paul isn’t just about profit. One of the most powerful parts of our conversation was when he shared his philanthropic mission: fighting human trafficking. Through his partnership with AIM (Agape International Missions), Paul’s company has helped raise nearly $900,000, directly funding raids that have rescued children and put traffickers behind bars.
His commitment to using business as a force for good is nothing short of inspiring.
