Jim shares how his investment community, Field Investors, grew from a small mastermind into Passive Pockets through a merger with BiggerPockets.

His transition to passive investing came after realizing that managing properties wasn’t truly passive, despite hiring property managers. Moving to syndications allowed him to focus on analyzing operators and deals rather than operational headaches.

Jim also discusses the importance of liquidity planning, especially as market conditions change and deal timelines extend. He highlights how the ultra-wealthy diversify beyond stocks and bonds, investing heavily in real estate and other alternatives.

The conversation wraps up with Jim’s thoughts on the market, predicting strong opportunities in multifamily and industrial real estate despite current economic uncertainty.
